You would still be able to qualify for non-qm loans like DSCR products which are based solely on the appraised cashflow of the subject property, (and having > 600 credit score).

Freddie and Fannie don't currently like investors and they don't like all the million variables that ADU adds into appraisal.

When I told my lender he suggested I use a "gift of equity" as the down payment and that way I wouldn't have to come up with anything down (if the property appraised).

My question: When we refinance through a traditional mortgage lender, can we do a cashout refi right away if the home appraised for more than the purchase price, or does the new mortgage have to season before we can even consider a cashout? 

I'm 67 and would like to start taking a property a year out of my IRA as a distribution.Does anyone know of a company or an Appraisal Firm that specializes in Valuations of IRAs like this?
