Hi Carrie,With a fourplex, I assume you are a cashflow investor in this property or using it for net worth purposes.(1) Those swapbacks are a pain to get furniture up and down.(2) Those swapbacks are a boon to out of shape people who need a rest to climb stairs.The metal with cement treads are used in many larger multi-family.

Any idea to get homes cheaper considering I can’t get more than $750 so buying brand new home may not be a good idea.How can I reduce eviction rate and bring tenants to pay by 5th of every month (I am thinking about selling the homes to residents and collect lot rent but most of the residents can’t afford to $12k outright for homes and I am not sure rent to own or owner financing is allowed for 28 homes by government).

My biggest concern is with affording the down payment combined with any closing costs or fees that come along the way.I've been speaking to a few different loan officers, and the consensus seems to be that conventional loan programs for a duplex property type require at least 15% down.

One exception to your thought process many times in those areas that decay like that Commercial LEAVES and the nice NEW shopping gets built where there are nice new homes and incomes that can afford to shop.. what a lot of these areas is left with is the corner liquor store .. you know the ones that have Bullitt proof windows and sell cigarettes' one at a time..

I don’t do it because I just have one car but if your brother has a extra car he can afford to possibly lose then go for it.
