@Jay HinrichsPoint well made: you can sweat the cheap property if you are hands-on with booths on ground..no matter how much success you make out of it, its just a "job".... unfortunately, I am not in RE for a job..If its not passive and gives me time to live the lifestyle I choose, then its just any other job...Thanks for your  usual deep insights!

Motivation is higher and paid marketing works much better than sweat marketing although we should utilize sweat marketing daily.Once calls start happening or you create sweat opportunity have a place to organize it all.Happy house hunting

As soon as I close the first deal from this campaign I'm buying another list with 5,200 names and will add that to my monthly mailings, and most likely will have to hire an "Alex" to take/screen calls at that point.So my question is what else can I do right now to put in some sweat equity and grind out a few more leads every week to get that first deal?

Luckily this wasn't a balloon payment, just a rate and term refi - but had it been a balloon I may have been sweating it.Just saying, use extreme caution when using balloon payments when you're the one that has to come up with the payment.
