Wholesaling in Canada is not really realistic due to the much different real estate, banking and investing climate up here.It is rarely successful statistically even in the US, less so up here.

I've tried several ways of handling this, but the most successful strategy I've found is to have the tenants submit a paint swatch, and once you've approved it, you can hire painters (or paint yourself) to paint it that color, while charging the tenants for time + material.

Hey Chris, for the most part i been online lately, my marketing has either been done by Bandit Signs, direct mail, dropcards, and i had lil bit success in the past but back then my mind wasn't clear on things like it is now and i refuse to door knock especially in the area im in, i tried it before it's not many owners motivated to sell, around my way is lack of owners just mostly people that are renting a property.
