There are situations where an aggressive offer can work; homes in need of updating/additions, been on the market too long, overpriced, pre-foreclosure, etc.

I run ads regularly for my storage units.

Obviously when it comes time to jump in, I'll have to update with actual numbers, particularly as some of these would require commercial loans.I'd be grateful for any feedback on how I've assembled the spreadsheet in terms of things I may be missing, over or under estimating, etc.

I bought my first house for myself in 1997, and paid $50,000 less than the neighbors on either side with similar homes,  put every cent I could lay my hands on into updating and improving it, and seven years later sold it for more than double what I paid for it.

The update is not as immediate as the projectdox notifications which the Architect gets by default but it works.

Fastforward, the renovation process was quiet and I didn't ask for updates, rather I waited until it should have been close to completion to reach out (purchased Dec 18th or so) and then heard no response.
