There are ways for syndicators to file/structure their deals that allow non-accredited, but "sophisticated" investors to participate; up to 35 sophisticated investors. 

If legal in your state, you can participate in one or more fractionalized loans -- also called a multi-beneficiary loan.Here, several lenders like you would combine relatively small sums into one larger first-position loan.

The building is fully leased, with 90% of the tenants participating in Section 8 housing programs.

If a JV was considered I would have proposed that the architect’s participation in the project would be structured to meet a formula that tied the fee to the investor’s equity required for the project.For example, if total equity on the investors side of the deal was $1,000,000, a $100,000 fee contribution would give the architect a 10% ownership position in the investor’s ownership position.
