I work 100% remotely, so could live anywhere without my employer caring.I understand that doing something like this would really require the numbers to be spot on - and I get that (there's a huge difference in 3.5% down vs 25% down, PMI comes into play, etc).

@Immanuel Sibero wouldn't cap rate be an indicator as to which you should choose for a particular property either to sell or to refinance, in that way it is a level playing field that does not depend on how much equity there is in the property.

He explains this choice gives a higher chance of getting an offer accepted.I have played around with the numbers (i.e. full list price with seller contributing full closing costs vs. lower list price and seller contributing less closing costs).
