If you are trying to get started wholesaling, the key to everything is locating truly motivated sellers... those homeowners that have an actual NEED to sell and not just a want.

I hope that you have changed the locks and secured your property to prevent anyone else with a key to return.

It is not good business to pull income from one revenue source to cover a bad deal in another.Perhaps you need to do a better job analyzing the deals completely prior to purchasing the property. 

However in this case, I am dedicating a lot of man hours to sourcing commercial property deals, primarily for myself but am also keeping an eye out for other parties I know who are looking for deals.

I am wondering if anyone has any experience purchasing a vacation home (specifically in Key West or Arizona, but advice from anywhere would be great) and renting it out as an AirBnB, when it's not being used?

If he blames OP for incorrectly describing the property as "rent ready" then who does he blame for his claims of providing "turn-key" investments?
