While you see the providers of services post on this forum encouraging out of state investing, I would urge you to talk to actual retail investors.

A few days later my broker told me that he met a lender that is a better fit for me and encouraged me to apply with new lender.

I am a BIG believer in encouraging alternatives to college, like learning to work in the trades, firefighting, auto mechanics, etc. 

After interacting and learning of an entire new realm, I begin reading in search of something more and was connected to bigger pockets by a friend.

If they are not good tenants I would encourage them out of the lease.

A lot of CA folks buy out-of-state because of it (I do too), but more importantly--I really don't encourage you to move somewhere (like Victorville especially) just for the sake of house-hacking.

Encourage you to look up census data to get an idea of population density and growth to make sure you are comfortable with the small renter/buyer pool and slow growth.
