I have a job lined up which I am taking and will have documentation of my pay plan of how much I will be making and have worked elsewhere for 6 years but I don’t have 2 years of W-2 at the job where I would Be Able to afford my payments are there any ways around this?

A notary would be in the document signing business.

There's a 1 year owner occupant affidavit that you sign with your loan documents when purchasing saying you will live there for at least a year.

A jurat, also known as a verification upon oath or affirmation, is a form of notarization in which the affiant appears before a notary, swears to the truth of the contents of the document, and signs the document in front of the notary.

Cycles, history, bad habits, poor decisions, etc. repeat themselves (unless personal growth is the goal).

They can also hopefully provide you with documents they use.

I'm trying to look up what the actual ordinances/regulations are but from what I can tell, they don't go into effect until 2019 and there is no official documentation detailing the regulations.

I need someone to go through the property, document any problems, damage, etc.

Make sure you have the tenants sign the proper legal documents turning over possession of the unit to you and that they hand you the keys before you give them the cash! 

Show him that you're serious and then he'll have to provide the documents.
