Obviously I don’t recommend this to the majority of investors because from what I read it seems like no one has this type of relationship with their contractor.

If major issues or concerns are discovered, provide detailed information to the seller and either negotiate a discounted price or consider walking away from the deal.Due diligence is the backbone of successful real estate transactions.

This is the part a lot of newer investors miss, but if you find a good neighborhood where very few properties trade then there won't be a market for you to find (or even know how to evaluate) a "good" deal. 

I think you are overthinking about this.
