@Kosh Nathan As someone who started investing out of state with turnkey properties in 2012, I advise going to the market and meeting the team, viewing their rehabs, and the neighborhoods before you close on your first deal.

If I weree you I would interview to be on Team instead of a solo agent in a Brokerage.

My wife is the action person so as a team we'll be great at this.  

As a new investor you have to be extra vigilant in your due diligence of the markets, the team you are considering, and the particular properties. 

I have had substantial success with everything from SEO, to third-party e-commerce platforms like Amazon.

Try to leverage all your contacts in the industry to build a solid team of subs. 

The "team" of the buyer is just as or more important in making sure everything moves smoothly .
