By definition of CAP rate, a stable rental building is currently trading in many places between 4% - 8% CAP.

So I totally understand the idea of trading one job for another with flipping.

Generally, these losses can be deducted against future passive activity income from any passive activity source and not merely form the activity that created the loss(except for publicly traded partnership). 

All the REI would take their money elsewhere and increase the economy of surrounding cities.Where I"m from RE heavily drives the economy as it fuels many construction jobs, real estate agents, trades jobs, etc.

Then again, I completely understand where you are coming from, which is you are ok with pets, so long as they are handled in the way you want them to be handled.So,I might go to them and blatantly assert to them that they have violated the lease and that is not ok whatsoever.

Other than that, might be best to trade stocks or find other investments; don't let money sit doing nothing & lose out on inflation.This is just what I'd consider doing, personally.
