The tenant screening portion is vital if you think theres going to be a recession.

Not only was the oven covered in a thick layer of grease, the countertops were THICK with it, the window in the kitchen was covered, the microwave, refrigerator, sink, cabinets, floor, EVERYTHING!!

It is also vital to show up in person to evaluate the situation. 1 HR is not to far to check out your investment.

I would imagine it would be similar to a doctor or hospital saying "eh, you're fine, and don't need a doctor" without actually taking vitals or whatever, and then that person dying. 

I guess I don't feel to threatened by this type of liability, but I also feel like any additional layer of protection to my assets is a good thing.Coincidentally, I never considered RI when I was renting, lol...never had anything I considered worth the trouble.

Avidyne Integra  and it failed 300 feet above a marine layer when I was making the ILS approach into North Bend... first time ever I had stuff go wonky on me at the exact wrong time.. 30 seconds later and it could have been the big red handle pull and a splash landing in the ocean LOL.. and since I was not expecting that approach I did not have my life raft with me... you know the links in the accident chain... good calm advice for our lady and her 11 gates running on her property... as always the voice of reason.. !!!!

. - Subsequently a few days later the neighbor actually hired a layer and he sent a letter to my tenant (CCed me) that Aug. 26 is the deadline  of repairing the damage or face possible legal action(small business court) without further notice.

As to the cabinets I mention, the kitchen was redone but some of the storage cabinets throughout the unit have the older original ones with several layers of paint.
