@Alex Saepharn I agree with @Clayton Mobley as there is a vast difference between returns on paper and actual returns.

@Pramod Yash, alternatively to the DST or other entities, you can form a California LLC, have that LLC qualified to do business in Texas or Missouri or anywhere else, obtain sufficient insurance, hold title in the LLC, obtain financing with the LLC, and not worry about these issues for a while. 

I am trying to be very on top of my transactions for tax time, and wondered if lumping all "closing costs" for each transaction is sufficient for tax purposes, or if I need to separate each transaction (appraisal fee, credit report fee, third party processing, lawyer fees, survey fee, title search, title endorsements, Lender's title insurance, settlement fee, tax certificate, recording fees, transfer taxes...... etc, etc, etc...

They can fill you in on all the details and they will have access to a vast network that could help you.I would offer to help, but I don't deal with rentals at all.

That said, there could be additional amounts owed on top of the auction amounts, such as delinquent hoa dues, irs liens, child support, taxes, etc. etc.My advice to any newbie is to generally stay away from auctions unless you are partnered with someone who has vast experience underwriting these deals. 

You need to make sure the only people in the properties doing work are vendors whom you have approved & who's work you know will be sufficient.

Looking for something at a low price point since I'll only be using a for a few minutes at a time, but something with sufficient image quality to get a good sense of a roof's condition. 

There are so many different types of investors in the market with vastly different investment strategies.

Id kill for a tax rate that low.3/4 unit properties are going to be subject to the FHA self sufficiency test.

Saying I don't know is fine when selling but  on a rental isn't sufficient.
