I was shocked to hear that many people would be buying right now (given the current circumstances) rather than refinancing...

Pros:  summer is coming and prices/ARV may remain solid due to people needing to move under almost any circumstances.

Unfortunately most of the top skilled guys are still getting paid top dollar to do work in Clt so most dont really entertain small jobs here.

Unfortunately, once you have a mortgage you cannot transfer it out of your personal name without also refinancing the property, since the collateral for the mortgage would legally change ownership.

These are extenuating circumstances. 

I am getting some hits on it (less than usual) but the people have mostly been dingbats or flakes...unfortunately. 

Unfortunately the short term rental market I do not see them getting any relief that will end up helping them. 

I'm curious, any AirBNB host ever have extenuating circumstances on the local level before? 

I've been working with a title company, but should probably still find a good attorney who understands this and just setup a relationship with him.Lol that's unfortunate.

Make it known that it is due to a special circumstance, the corona virus.If they come to you and express difficulty with meeting the rent payments, that is a better situation for you than if you pre-preemptively ask them (not sure how you are thinking of knowing when/if they get laid off).
