They can be canceled by the tenant at any point as well.Money Orders/Cashiers Check: These are considered safer than personal checks because you need to use verified funds to purchase them, however, although it's harder they can still be canceled before you deposit them and they are a burden for the tenant to get and for you to electronically deposit through most bank apps, which means you have to take a trip to the bank. 

I'm making a trip to Charlotte June 5.

Get what you can before you default and lose it, chalk it up to an education and don't repeat that trip again.

Next step, is a work trip back home (Memphis) starting tomorrow and while i'm in the area, I have a sit down scheduled with a prominent BPer to pick his brain.

Best way to start is by befriending people on here from Cleveland, take a trip there and meet up with as many people on the ground there as you can. build a trusted network of locals who can help you, let them help you out on a deal or two, continue this way and you should do ok.
