Because the buyer cannot qualify for traditional financing and needs to go the owner finance route, I decide that I am going to sell the house to them for 110k and add 2% interest on top of the monthly payment (I have read a lot about how sales prices can be higher for owner-finance deals, but have also read the contrary).

Normally I don't socialize with my tenants but they were paid up for the next 6 months so I decided to take him up on it.We had such a good time we decided to make a weekly tradition of going out for wings and by the end of the lease we had become such good friends not only did we get wings weekly but they also invited me to go on vacation with them and they invited me to be a part of their wedding at an inclusive resort.They only rented from me for 14 months and they got a heck of a deal but they are now lifelong friends.

If you have traditional rentals where depreciation (as April points out), etc could help offset the note interest income, that would be an idea to explore; however most note investors get into this area to avoid dealing with the tasks associated with traditional rentals.There are pros and cons to doing S-corps as with anything and it will depend on your personal situation if it makes sense to do.
