@Roman McIntoshThere is no rule against "combining" IRA funds from two different sources, as long as they are technically separate (i.e your IRA and spouses IRA buy house as tenants in common).

Another option to consider is if the property is free of any liens on it which means technically it has lots of equity, then you can always get a refi through a private lender and pull some money out to cover expenses and several months of interest payments back to the private lender.

Technically the commission belongs to the brokerage and whatever the agreement is the agent gets the residual when it closes.A wholesaler often times is presenting themselves as being a CASH BUYER when 90 plus percent of the time it is smoke and mirrors.

That's be pretty tricky as your contract that you're attempting to assign and your assignment contract technically won't be legal contracts.Neither of the contracts need you to specify your age but it's one of those things where you could get to closing and the closing agent asks for ID.
