You can't hold someone else responsible for what you are liable for. 

I have received a lot of feedback from travel healthcare workers who say "It is terrifying to send a deposit (+1 month rent sometimes) to a stranger to hold space when it could be a scam".

Is it wiser  to hold the good rate or have two properties  increasing in value ?

Right now, I am anticipating 500+k cash soon and is trying to find the best place to put it to work before the interest rate goes down, i.e. acquire worthy assets and hold. 

Generally speaking, the right ones can make great long term holds? 

They have to hold the deeds for at least one year, though, before donating.

I've done some google searches and found a few decent articles as well as a Report from a law practice on how to structure it and has a lot more supportive info which should help.
