Or study real estate history, and speak to the current state of the market.

I've had the occasional call about loud music etc....but I've also seen (with my own eyes) two tenants become great neighbors and attend the neighborhood block party pitch in together with casserole dish in hand.  

If you read the study I linked to, you will see that even in SoCal, the actual numbers do not support that hypothesis.

We have been reading and studying negotiation skills to learn how to present and structure deals better.
