My next investment will hopefully be a place in Irving for one of my kids to live in while attending grad school, and hopefully find some other students to pay for it...This looks like a good site.

I hold an MBA from UCF and I am currently in the process of setting myself up for success in the investment arena by clearing out my family's debt (student loans and car payment).

The thing is I am just a college student.

Seeing that most college graduates leave school with a mountain of debt versus their income from their employment I was wondering if anybody has had any luck securing traditional financing with a high student debt to income ratio?

I've failed 4 times (2 HUD flips, 2 rentals) when trying to invest on my own so far so I need to take a different approach...plus those failures drained my self-directed IRA of pretty much all capital so I'm starting over - not unlike the student in The Richest Man in Babylon.

Currently I am a college student studying Communication and I hope to be able to one day become a real estate professional.

I am a college student in Eugene, OR and I feel as though I have wasted my past three years working in the restaurant industry.

I'm going to have to deal with the turnover, luckily I'm close to NC State and can count on a steady flow of students to live there.  

Say someone has tons of student loan debt, no savings, only asset being a 10 year old car worth $3,000, damaged credit due to some student loans in collections because salaries didn't match debt over time and couldn't keep up with payments, and who currently doesn't have a full time job because their hours and fees were severely cut. 

Do you worry about the Student loan bubble at all, when investing in these college cities?
