(C) You could find an owner carry situation where you pay the seller and they act as the bank for you, and you have ownership....we’ve done a number of these deals.  

You have to have a lighter touch with the property management.From a legal perspective in SFRs, yes, I always give 24 hours notice before I asset my right to access the property, WITH TWO EXCEPTIONS, an emergency situation constituting a danger to my property, the tenants, or the public at large, and shoveling any public sidewalks running through the property.

Unfortunately I can only laugh at the situation sometimes!

I think you will be successful house hacking in virtually any situation.

Cheapest $ out of pocket to get the best ROI given the situation (assuming you're doing EVERYTHING else correctly).

And yes tenants do tend to take advantage of the situation.
