From what I know (speaking about my town of Bayonne) it is not the easiest of processes and if your town has a parking problem and there is no off street parking, they find grounds to reject it because of that (Bayonne is a bit of a nightmare street parking situation...)However, if you find a lawyer that has done it before and knows the process, maybe they can push it through, its a matter of gettting good counsel as far as i can tell.

I find CMHC and stats can way to broad and they can lag a couple months behind, I use what people are actually paying within the last couple months to determine my rates for maximum rental rates.The best part is its broken down with points on the map so you can check specific areas and neighborhoods down to the street.

I agree but 16000 square feet for 240k I mean if you built a new house that cost 240k will be fair and say it was worth 350 when done you couldn't come close to getting 16000 square feet with stone and an elevator with that much land the windows are being fixed now and the hard woods have been sanded and about to add poly. the castle down the street rents its rooms for 350 a night for the cheapest and is packed all the time.
