If you break down the total paid for the year it ends up being the same per month though, I just receive differently.What actually ends up happening that works nicely is the students end up using the property during the summer just to store their things while they go home for the summer.

Unless it's an upscale rental replace the washer with a used one from Craigslist or a used appliance store for 60-100 bucks .

I'm not 100% sure, but I think that even if your ins company bans pit bulls (which it seems like pretty much every ins co. does these days) I think there is a law exempting service dogs, much like how service dogs are exempted from being barred from going in to stores, restaurants, etc.

If I tape a letter to a tenants door (for 30 day notice, or other important communication like "please do not store anything in basement during summer season") and photographing it on the door just far enough to be able to identify the house, does that hold legal ground?

But about transportation I think I may have a solution if it works out, I rather do that as a last resort if I have to but after just walking from the grocery store with a backpack full of groceries makes me rethink that ;)
