I was wondering if any wholesale investors in the Edmonton area could help me get started?

I'll start out with asking what your long term goals are.

I was originally concerned about losing my entitlement but that’s not longer an issue, it seems.

Say you start a STR and use the loophole to write off 100k from W2 salary. 2 yrs later the rental goes underwater and you have to give it up at huge loss.  

Im have started my private/hard money lending business and looking to have money partners to grow my business since I have ran out of my private money.

I am looking to start my real estate investment journey but it is difficult starting out in the bay area.

This post is for seasoned investors.You are starting out and do not have a mortgage, yet.

Another thing to be mindful of if you use a bank/commercial lender is the pre-payment penalty many include in their loans if you choose to refinance (many have descending penalties in years 1-5 that can start upwards of 4-5%).

I know some people that have property free and clear don't care if they lose it and only carry liabliity insurance to protect against accidents on the property, medical or legal bills, etc.Do I have no other recourse but to carry full coverage?

This would be our first investment and like many starting out, I want to properly educate myself by learning and doing as I go on with this project.
