So I'm sorry if I sound dumb, but not every knows someone that knows someone that knows someone.

If it’s only a matter of a small difference of them looking for a slightly cheaper rent it may be more cost effective to lower the rent a little than to pay to turn the property over to get it ready for new tenants.

To further that thought, I would consider where in your investment portfolio allocation this sits in the overall nest egg, but reading between the lines, it sounds like this is not cash you need anytime soon but can allocate toward long-term investment, in which you can be more aggressive.

The lease paper indicates the new rent to be effective from Januray though the paper was signed on February 1, 2024, after I asked for it.

Sounds like what you have is not bad at the moment, you just want that one go to person or company every time.

From all that I am hearing that sounds to be the best plan for me.
