While talking to Mom she was I am helping my son get home and then will buy 55+ old house and move out. 

Want to stay at least 3 years for son to finish High School at one place. 10 year rental history… haven’t talked with landlord yet… have message in.

That would include as @Steve Babiak said getting it in writing from the father he will pay for whatever his son can't.

I have a son-in-law that sells cars and we have had this discussion many times.

I would have gone with this strategy if I hadn't wasted my 20's on having fun.  

My joy is that you have learnt your lessons and hopefully, you will not cross this bridge twice.For me, I am not a builder, and I dont rehab....I do not have comparative advantage and the skills to do that..I will rather leave that for the experts.... my time is too precious for me to spend lifting bricks......more over, it becomes another JOB for me.....I rather take a low return with peace of mind while watching my son play basketball games that sweat through 25%.

My personal life is being drastically changed (divorce) and need to be available to take care of my son half of the time (I hope and pray).

Currently I am in the retail business and have my son in law handling so I'm off getting excited to what lies ahead in this real estate venture. 

I am thinking about paying my son to mow it or possibly a lawn service.
