Update - Thanks to all who helped and encouraged.

I've even had lenders who told me that if I got a contract signed before the 90 days, they wouldn't be allowed to fund the loan, even if I got a new contract *after* the 90 days...There's lot of craziness out there with FHA loans, which is why I recommend that investors find a good mortgage broker, have him verify with his underwriters all the rules they enforce, and then encourage all their buyers to use that lender.

We encourage them to look at the one that is under contract (and is staged), and suggest that they come back to look at the others as soon as they're finished.

I wouldn't encourage anyone to jump into an ARM type loan.

The other important factor is to encourage new members to interact and stay, rather than the many previous one hit wonders.
