I've even had lenders who told me that if I got a contract signed before the 90 days, they wouldn't be allowed to fund the loan, even if I got a new contract *after* the 90 days...There's lot of craziness out there with FHA loans, which is why I recommend that investors find a good mortgage broker, have him verify with his underwriters all the rules they enforce, and then encourage all their buyers to use that lender.

:(I created another thread to give to the forum and to encourage participation.However, either way for those that read the the variables it will give them some insight into the complexities of direct mail marketing when one wants to sell through snail mail.It is not meant to scare people but educate them on what I have learned but not practical wise, just from good books I have read.

Tenants should be informed to clear snow around those openings to allow for proper functioning of the heating system.If you have oil or propane heat, then there must be access to the fill openings in case fuel delivery is needed.I also encourage that snow be removed from around the nearest fire hydrant, so that in the event of a misfortune such as a fire, that the fire crews aren't wasting precious time excavating the hydrant.But what I typically see is a run on the grocery stores, for items like milk, eggs and bread...
