Fortunately, a very large percentage of our tenants deserve positive LL reference so it has seldom been a problem.  

I suspect that 5% or so that do wholesaling full time make at least 50k with the 1% ers making multiple hundreds of thousands and I am sure there are 7 figure wholesalers as well.those that have massive marketing budgets  like 20 to 50k per month.

In some cases, your lender will not allow this or will call the note due, but this is pretty rare.

It is called having experience.I would get around others who are doing rental arbitrage for str or mtr.

We are still in the early stages of setting terms and we are out of state so haven't seen the properties (our agent has seen a few). 

I did self manage and self lease, so I screened all tenants looking for no evictions, no criminal background, good landlord references, long term tenancy, etc.  

It's a long term relationship that you'll want to build so might as well do go with someone you enjoy working with right from the jump. 

Last week, she called saying that the kitchen flooring has holes in it and she tried to put tape on it but now shes dealing with a pest situation and they are going in those holes.
