Curious how to do that and not get tangled up and not be able to set everything up same day with all properties and run smoothly?

I think once the hurdle of getting it setup is done then it's pretty smooth sailing. 

Revocable living trusts can play a nice role if you own a small business and want the transition to go smoothly when you pass away (e.g. a family business where the parents want certain children to take over the business).

Its totally possible to invest from out of the country and many do it, but way more often than not, those people has contracts, signed documents, and great people to make sure everythings running smoothly.

Been able to smooth things over multiple times including twice that I know for a fact my actions extended the tenancy of my tenants. 

This was fixed the morning I pointed it out (day after I spotted it) so that's great, but still something I had to catch.Repairs/maintenance goes pretty smoothly.

It's pretty smooth so long as you don't over pay for a dud.
