I realize that this idea is spearheaded by my personal interest to the property and long term goal as a primary residence but am hoping that the idea to rent it out and use the cash flow to not only get the DSCR loan and pay for itself is in fact a smart idea.

I am not concerned about the actual monetary amount of the royalties, but losing control of a property I am trying to own does not sound like the smart move...How often have you guys seen this happen?

The only thing I can think of that you should buy new are big screen smart TV's, other than that, if you can find nice quality second hand anything, that works great!
