My county doesn't seem to have difficulty with evictions (although they are somewhat slower) but, from what I read on my landlord forums a good many landlords who haven't received rent for months....and reside in states where courts seem to be refusing to hear ALL requests for evictions.....are simply giving up and getting out.

Now is the time of year when the local medical students are invading the city and taking up the rentals (this is the attitude of the local renters who have to compete with the medical students) - I don't mind renting to them though of course their tenancy is often shorter than a typical renter (1-2 years as this is an osteopath medical school = shorter time).
