Such as single families with workshops, larger than normal garages, bonus rooms, and other features that may not be included in any available comps?

You've got a great opportunity ahead of you to make money (and save it while you are on deployment), learn valuable skills depending on your rate, get huge bonuses in tax free zones, VA benefits, etc.

Here's a couple ideas that might help:- Consider a contract that outlines specific completion timelines with bonuses or penalties for hitting those targets (if you decide to get a new contractor, as I assume you don't have this agreement with the current contractor).- Complete the common areas first, and then have your contractor focus on one unit at a time.

No matter who I use or whatever cost strategy, I won't do anything without a "not to exceed" clause and a penalty fee for going over the 3 month mark, but with a bonus for getting it done on time.

The bonus for many of our clients is that the Colorado Springs also explicitly allows short-term rentals like Airbnb and VRBO.

I've heard on first year purchase you can expense 100% or some say only 50% for bonus or accelerating depreciation?

Offering an incentive for one neighbor to undermine another is asking for drama and for you to be stuck in it when you should be avoiding tenant situations altogether ,not inciting tensions by offering a bonus .
