Think of this from two perspectives...Are you an aspiring Realtor (read that as working in a bull pen, getting to share a farm area, and working at a "big box" Brokerage)?

Get my own place have a steady income etc...Can anyone with experience in either field share comments?

If you want to 10x yourself, thing bigger and more creatively....and consider hiring a coach in the area of your focus (see links - first one is from my coach on ways to get into MF investing; the second is an interview I did to share ideas on how I got involved and accelerated my experience, learning and income).

Primary is your primary.the duplex is a partnership nothing wrong with you guys simply taking title as Tenants in common as to a pro rata share ownership.. you each have to qualify and sign the loan docs...
