Multifamily has the ability to scale.

Totally profitable and with scale and professional management, I would do it. 

In the best case scenario, you're just hitting the 1% rule and duplexes offer very little efficiencies of scale.

Once our first property is a success we plan to take the equity out via a refinance and get a second one and hopefully scale to 10 properties quickly.

I am a RE Investor as well but on a much smaller scale.
