It has been a crazy 1-year with small kid, working wife, working full time, and 16-Unit acquisition.Now, I am sitting here at 2:30 AM trying to pushing out the tax return, then reporting back to the MAN @ 8:30 AM, LoL. 

Now in in the homestretch with closing, I am starting to get some push back from the seller indicating that he may be trying to tank the sale, so he can relist and capture that appreciation.

Days on market is very low in this area and I'll push my listing price at the top end of comps. 

Anything specific you do here to really keep the team motivated to push to the end (other than $$$)?

They were super excited to move in and pushed to be able to move in 10/28/tomorrow, instead of 11-1.

I was a little worried about push back from some of the inherited tenants, but we had none.

55 degrees F is quite a bit above the freezing point of water.My one burst pipe was a PEX push-fit connection which was entombed inside a void between a layer of new flooring and and an older floor.  

The benefit of pushing them towards bank deposits is that you will have your money available faster than if they were using the Cozy app or mail and you can set deposit notifications for your account.

Look for cracks on the sides of the house, trees whose roots may be too close to the house, leaning structures attached to the house, these are basic things you will be able to spot without an inspector.  

I am familiar with the area, and I think it will take some time for changes to take root.
