I clearly explained the situation and that we would not need an agent on the buy-side, but definitely the sell-side, and she was immediately responsive and helpful.

These are actually considered to be real estate for 1031 purposes but allow you to exit traditional real estate ownership.The IRA is a powerful tool but not really applicable here. 

Now, having said that, in my lease I specify that the tenant is responsible for the maintenance and repair for the refrigerator and range. :-)Thanks a ton for your thorough and very helpful response.

If you and your wife file separate returns that is a whole different matterState vs fed conventions can get messy but doesn't matter what state it is in for purposes of 1031.  1031 is a federal statute and community property is a state convention.
