Repeat until rented.I tell all potential tenants this so they know that  if they do not like the price today, they can check back in a few weeks and see if it is still available.

You could require the tenant to do both of these things and she might comply (you might have to help push).If none of that works and you can't live with the car (or you think it will hurt your business), then give the tenant notice that her month-to-month lease is not being renewed.Low income tenants frequently have ugly baggage.

Have her document her marketing plan to include local and consistent advertising in newspapers/free periodicals (real estate giveaway mags), a listing on Realtor.com, more frequent open houses, etc.

One of the things that my brother (who I've partnered with on about 6 properties) like to do when we're painting, or replacing a roof is look at each other, smile a big ****-eating grin and repeat what our (non-real estate investor) friends always tell us; "YOU'RE SURE LUCKY TO HAVE THOSE RENT HOUSES'!
