I’ve messed with the calculators on this site picking random properties that interest me (particularly in multi family homes) but I know from this site that you need a good team. 

So all the more reason to focus on the appraisal and not a random website that has no idea the difference in property conditions.

The rent increase clause is generally in regards to informing the tenant that rent increases will occur annually to provide the tenant some security from receiving random rent increase notices.

No bank is going to give that kind of information to some random person, which is how they would view a tenant.I suspect there are public records available if a property has already been put into the foreclosure process, but it would have to already be in the process.I did have this happen to a friend about 8 years ago. 

(If they do a lot of work in this practice area they will likely already have a custom rental agreement that they recommend/prefer.)Whatever you do, don't just use some random one you happen to find on the internet.

To clarify my OP, any lender can randomly select a property and do an audit.

It is a ghetto with a lot of crime, but not the daily random murders of a city like Detroit or Flint.

Picked 3 at random in that county and ran title reports.

Hey BPI picked a RE agent somewhat randomly which is now causing me to question that choice.
