As an avid consumer of RE investing knowledge, the 203k seems to be a great vehicle to start.

I honestly had the same thought in regards to students not having vehicles.

Figure out WHY you want to invest in RE, what $ income it will take to hit that goal, pick the best vehicle to get you there (you seem to have researched them all) and then work backwards from your end goal all the way down to what small steps you need to take daily that align with your end goal.
