Depending on downpayment & purchase price, you could still get some modest cash flow (or at least I hope so) Keep mind if you were to go with FHA on a 3-4 unit multi-family purchase, the subject property has to pass the self-sufficiency test. 75% of the total market rent (aka pro forma) for all the units has to be more than the total monthly mortgage payment.

Even if self help was approved by the lender, the borrower/contractor will have to include the profit and overhead into the pricing that is added to the loan just in case the borrower/contractor cannot finish the project, there needs to be sufficient funds in the rehab account to pay another contractor to finish it.

I'm not willing to put up with a tenant who cannot prioritize their personal finances sufficiently to pay for shelter first.I also decided that I'm no longer willing to tolerate hearing "it's in the mail" from another tenant, so I use a bank branch deposit system.
