I think its a great idea, Use your PM to give you a rent range pending what rehab you want to do- ie- sometimes, you can upgrade some materials (labor usually is constant or a small increase) and get a lot more in rent.

I order 500 or so bottles of water with labels promoting whatever business I'm working for at the time, get myself a giant (i do mean giant, 250 quart capacity minimum) ice chest and give them away.

Despite that turn-off, their materials seemed pretty good, and so I ended up purchasing it so my team can use the materials for their marketing campaign, so it was essentially a marketing cost :-)And I agree with doing your research on the speakers.

Note however, that while items #1 thru 3 may be quite material to defending a lien, they did not prevent me from creating a compensable lien out of proof that I had paid property tax on someone else’s parcel.I’m in general agreement with your item (4), “In order to create a lien hold position, a suit would need to be filed and judgment entered in favor of me, as creditor.”
