My guess is that there would be an x/y split of whatever profit is realized at the end of the deal (rather than interest or points being involved), but I would welcome any thoughts or suggestions on this.Thanks,Alex

The deal makes sense for my COC and $/door minimum criteria, but as i've listened to more experienced people on the podcast, i'm wondering if i need to add a criteria for annual profit to be >$5000 per property because it seems like that may cover potential disasters/capex problems that occur without wiping out property profits for multiple years.

Statewide a 2016 report stated 5.9% Owner occupied:Income-expenses=NOI Guess2550-1970=580* ($193/door "profit")Fully Rented:3400-1970=1430* ($357/door "profit")I know that potential capex and water, sewer, etc may be high, but they are unknown right now.What am I missing?
