Any recommendation for DSCR lenders or what is the ideal loan product for a sub 1 MM acquisition?  

Like the previous poster said, the student loans will be taken at .5% or 1% of the total balance, depending on which product you choose. 

There is a significant amount of Healthcare, Insurance(Erie Insurance) and Manufacturing(Locomotive production at WABTEC).  

I see how you could see it differently depending on your rental product.  

I'm a software engineer, have some ideas for SaaS products that may, potentially, be useful to real estate pros.

The listing agent misrepresented the product so I guess what it boils down to is it better for me to take an ok deal that’s on the table and pretty much guaranteed since I have both the appraisal and inspection report or is it better to walk away in hopes of finding a better deal?

Local Credit union has loan product specific to small multifamily investments. 20% down, 5/1 ARM at 3% amortized over 25 years, balloon payment after 10 years.

@Robert Leonard is exactly right..standard VA home loans are intended to put military members and veterans into move-in ready homes that don't require significant repairs.There is a separate loan product called the VA Renovation loan, which essentially packages a home purchase loan and a home improvement loan into a single product.

I will talk to my lender about this product.
