If it is a clean guaranteed $500 a month that's worth a 50k sale price. 

If you can get a nice premium for the sale you can time it for when the lease is up.

Property taxes could also go up closer to $2,000/month if they were to re assess after the sale.

Also- you should be providing a product that outperforms the rest of the market.

A sale at $700k would still mean you'd be under the $250k sec121 exclusion (since it sounds like you arent' married yet). 

This is executed thru an Exclusive Right to Sell agreement you and the agent sign before you list the property for sale.

Of course, many more fees go into the final sale of the property but, I still believe it would still be cheaper than trying to buy a home in the US.
