I have a rental available and was contacted by a New Jersey (NJ) organization called Bridgeway Community Partners in Mental Health aka Bridgeway Rehabilitation Services.It sounds like they send out their own inspector to ensure habitability of the property and then they pay for security deposit and monthly rent until tenant gets on their feet. 

They find these situations awkward or mentally draining.

It's a matter of whether that individual knows how to budget adequately, and whether they will prioritize their rent payment over all the other garbage that people can waste their money on.

The guy who put the deal together disappeared along with $2.7M in other investor's money, the woman involved is claiming mental illness and I've been told the building went to foreclosure.

I currently have an eBay store where I buy and sell apple products and turn a profit so I already have the "buy low, sell high" mentality.

I learned a lot from a very large company about the mentality it takes, the commitment it takes, and the persistence it takes to sell door to door.
