Plaza/Waldo areas can support up to 1500, after that it's pushing it... still can be done but longer vacancy and MUCH smaller tenant pool.Flip side of that is the suburbs, if you can find the popular schools and get the right place you have long term tenants.

The one accurate thing I have found the IRS to publish is the amount of time they estimate educating and filing a form will take at the beginning of each set of instructions - some of them cite 40 hours and I've found that to be about right the first time around - the second time is much faster.Thanks federal and state government!
