I'm under the impression that when I find buyers who've done multiple cash transactions in the past, they'll want to pull the trigger on a good amount of the properties I find.

I am wondering if anyone has ever used a consultant to review a deal before you pulled the trigger.

If you have mortgage on the property, the note could be called immediately, as you transferring the property to LLC triggers the due on sale clause.

I do have another line on cash, however, and I'm just wondering how rookies have structured one off partnerships.

New investor eyes don't read all the signs well so you have to make sure you get those numbers down best you can before pulling the trigger. 

If a deal fits the criteria you are looking for, pull the trigger.

Hopefully it would be less of a hassle than the "forced" partnership done in a hurry.Best of luck either way!
