The seller would be stuck with an illegal living situation, possibly dealing with the city to avoid lawsuits, and they have to put the property back into its original condition on their own dime.

The house is paid off and clear, but her brother owns 50% of it.  

I owned and self-managed a home there until last month.

I overheard a conversation where someone stated that if a developer is the GC of their own project they must be a licensed contractor.

Prices are still cheap, you can still get cash flow, and I've seen a ton of appreciation in my own portfolio. 

My question is if I'm not a real estate professional, but own an STR that fits inside the STR loophole. 

This is basically a possible framework for my semi retirement.  5 year plan Assumptions-My own company is building everything (except electric) and cost savings can be opportunistic on overstocks, returns etc, but my cost assumptions don’t include any savings here.

The building is a 10unit condo building, of which I own 1 unit. 

I own a triplex and was wondering if I could use one unit as a short term rental to offset my W2 income as a trader business.

So now I seem to be stuck with them testing it on their own and potentially having it blow up on me.
